
Mixed-use building on Américas Avenue
Guadalajara, Jalisco, 2007-2008
A real estate developer launched a design competition to plan a 15,000-square-meter mixed-use tower and shopping center.
The project includes a 140-room five-star hotel, 150 residential units, 15,000 square meters of corporate office space, 12,000 square meters of retail space, and 75,000 square meters of parking.2 de oficinas corporativas, 12,000m2 de locales comerciales y 75,000m2 de estacionamiento.
Our firm was invited to conduct the financial feasibility study prior to the competition.
We were subsequently invited to participate in partnership with KMD Architects of San Francisco, CA.
Our initial proposal consisted of two towers: one for offices and the other for a hotel and residential units.
The design is composed organically, envisioning a sort of “delta” whose gentle curves lend themselves to the composition of the shopping center.
This idea allowed for greater urban integration, crowned by an imposing plaza at the intersection of Américas and Montevideo avenues.
During the competition, in collaboration with KMD Architects, we presented three additional concepts:
- A single tower that would combine offices, a hotel, and residential units (rejected by the developer for commercial reasons).
- A two-tower scheme with the hotel tower’s floor plan shaped like an “airplane wing.”
- Two towers with orthogonal floor plans.
